Hello Neighbors,
First, we want to send out a big thank you! Your participation in our election was heard, and we have a brand-new board that is enthusiastic to begin the hard work of moving us forward in a positive direction through communication, transparency, and teamwork.
There is much work to do and we are up to the challenge!
Just a few housekeeping items to follow last night’s conversations, questions, and concerns:
  • Our first order of business will be to gather data and documentation (i.e. vendor contacts/contracts, project statuses, general community information, etc.) so we can get organized as a team with a clear understanding of all the pieces we will need to manage as a board. Keep an eye out for a notice of the upcoming meeting.
  • Secondly, if not more importantly, there have been some expressed concerns regarding the Special Assessment for Bldg. 186, specifically the projected cost. Please understand that this project will begin as quickly as possible in 2025; however, we plan to review all the information first. As information has not been free-flowing in the past, we will review the previous estimates, talk to the contractors, and perhaps obtain additional quotes. At least six months have passed since this project was initially researched.
    • What we want to try to avoid is collecting the approved Special Assessment ($250K) only to find that we need additional funds to complete the project. Special Assessments can be hard on everyone, so we want to be sure we are as prepared as possible before moving forward. The goal is to begin collection by March 1. Additionally, this will give Top Notch a moment to get organized with our coupon books, account information, etc. Everything is moving quickly and it’s important we don’t miss a beat in the push, which can lead to confusion or missteps.
      We have been in contact with Marilyn Vince of Top Notch Association Management, and she has informed us that they are in the process of getting an introduction letter ready to send out, so we will have more information for you soon.
  • Reminder: Now is a good time to cancel any auto-payments (ACH) you have set up for HMI to ensure your bank does not send January dues to the wrong company, delaying payments. Please follow upcoming instructions from Top Notch to get set up with a new ACH for 2025.
