Good afternoon! Here are some key points from our July board meeting, plus a few additional updates:
  • Finance: Graeme shared our financial update. We have almost $400,000 banked, which includes about $200,000 of the $250,000 special assessment for 186. You can find the full monthly financial reports in the Top Notch portal. The final special assessment payment was due this month.
  • Buildings: We have the engineering plans for 186; Tim gave these to three contractors so we can get quotes. We still plan to begin construction on 186 in Q4.
    • We will begin other major building projects around the property (such as removing tarps) once work begins on 186 and we know exactly how much it will cost (we want to avoid spending extra funds that we may need for 186). In the meantime, we have been walking the property with contractors and obtaining quotes for repairs on other buildings.
  • Code enforcement: We also have engineering plans for paver steps and have begun obtaining quotes to bring these up to code. As a reminder, all stairs are now up to code.
  • Fire extinguishers: Most of the fire extinguishers have been recertified. We are coordinating with DynaFire and homeowners to certify the remaining extinguishers.
  • Bats: Another building has reported bats in the attic, and Dr. Critter came out and confirmed them. They are unable to remove the bats until August 15 because it is bat maternity season. We are considering sealing off all potential entry points around the property first as suggested by Nicole Hansen, who also spoke with Dr. Critter, and then excluding the bats so they don't move to another building. Greg Taylor suggested natural ways to deter bats, which we will also consider. If you have any other feedback before August 15, we're happy to hear it! We will make a decision in August.
  • Doors: Five Star Painting has been here this week to restain and protect the front doors. We have started with ones that have significant peeling, cracking, and/or no sealer left on them to protect them from the sun (mostly ones that get direct sunlight). Per our Declarations, owners are responsible for front doors except for painting the exterior surface, which the Association is responsible for. A couple of years ago, the board offered new front doors for $1,000. If you would still like to purchase one, please reach out. Otherwise, we will seal and protect the top 20 doors in need this year and move on to the next 20 at a later date.
  • Large item dumping: Ceil shared that you may drop off certain items for free at the Central Transfer Station. Our waste management company charges a $250 bulk item pickup fee for items left near the dumpster, so please contact the transfer station to see if they will accept your item for free to avoid paying this fee. If you have an item you're unable to load on your own, please reach out and we'll see if a volunteer can help.
  • Additional updates:
    • We've had a few reports of wasp nests. Unfortunately, Massey is unable to remove ones above the first floor for safety reasons. Top Notch has reached out to another vendor to remove these.
    • We have someone coming to replace several broken porch lights in 652 and 186 next weekend.
    • Proof of our new insurance is now available in the Top Notch portal under the documents tab.
