Here is your monthly board meeting review with key points from Tuesday’s meeting:
- Financial update: Our net income is approximately $100,000 YTD, up from a negative account at the end of last year! You can view the full financial report in the Top Notch portal.
- Progress on 186: We have obtained an updated engineering report and collected $60,000 of the $250,000 special assessment (held in a separate account). Our target start date for 186 is quarter 4.
- Progress on code enforcement: The 652 stairs and the 670/144 front side stairs are up to code. There was a change order for the remaining lakeside stairs after 144 was opened and revealed different requirements. We have obtained a new bid for 670 and 144 lakeside from a different contractor. Due to our progress, we were granted an extension on the remaining stairs, pavers, and handrails. Our target completion for all things related to code enforcement is quarter 2.
- Progress on other buildings: We are almost in the position to begin small fixes while we continue to collect funds for 186. Keep an eye out for future announcements.
- Progress on rules and regulations: These have not been updated since 2006; we sent out the proposed updates to all owners and responded to the questions and suggestions submitted on the Google form. You can still submit questions, and we will hold a pre-meeting discussion in April before voting on the rules updates. Thank you to volunteers Ceil, BJ, Matt, Heather, Amanda, and Tim for working on these, and thank you to everyone who provided suggestions on the Google form or via email!
- Progress on landscaping: Aaron’s Landscaping will provide weed treatment during the last week of each month, check the sprinklers every other week, and replace select sections of yellow sod at no additional cost. We have reduced our original contract price by 18.6%. They will also provide annual trimming of 152 palm trees by the end of April.
- Massey services will be cleaning the webs on the carport lights as part of our regular contract with them (no additional cost).
- Maintenance updates and volunteer spotlights:
- We are saving money for big projects, such as siding repairs, by asking volunteers to help with smaller projects. Please reach out to lakevillas.secretary@gmail.com if you’d like to help!
- The lakeside pipe leak has been fixed; the total cost was cut with the help of volunteers Jesse, Graeme, and Tim digging and backfilling the hole.
- The storage units have been sorted and renumbered. All carport owners now have access to their storage units, and we have access to all Lake Villas units. One is available for rent near 186 — please email lakevillas.secretary@gmail.com if you are interested. Volunteers Jesse, Shane, Nicole, Amanda, Graeme, and Alan helped clean out the abandoned units. Helpful information on the storage units was provided by Jamie, Jessica, Jo Ann, Alan, BJ, Karen, Nikita, and Judith (and everyone else who responded to our email confirming their storage space). The resolution of carport and storage issues is generating $248 incremental monthly revenue for Lake Villas.
- Volunteer Caroline painted the curbs, clubhouse notice board, and Lake Villas entrance wall.
- Volunteer Hilda cleaned the clubhouse windows and organized the kitchen.
- Volunteers Graeme, Tim, and Kevin organized the maintenance shed.

- Another shout-out to Jamie for helping with the LV cameras!
- Building 154 and adjacent buildings have been sealed against bats. Please keep an eye out for bats if you leave your windows open, avoid contact with them, and report any bat infestations in your home to Top Notch.
