I thought it time to update all members as to the recent changes:
1.    The landscapers should be here this week or next with all new landscaping for the front entrance.  This will be the beginning of a fresh new look for the property.  I am sure you have noticed the new trees on the property and as we work the new landscaping we will install more colorful plants and more color oriented trees onto the property.
2.    The  pavers throughout the property have been reinstalled where we have uneven pavers on the sidewalks and patios.  If by chance something got missed, please notify me immediately.
3.    Our maintenance personnel have been doing a fantastic job of cleaning up the overgrown landscaping, removing root balls, and preparing the beds for new installation of plants.  The weather has certainly increased the growth where we already cleaned, but the property is becoming much more manageable.  We are in the process of reducing the beds back toward the buildings, so we can lay sod for a cleaner look.  When you can please compliment the maintenance personnel for all their hard work on the landscaping and overall work on the property.  Once we have gotten all areas done, I will have the Boy Scouts come back and finish with mulch.
4.   Please walk the property particularly around the family pool area, Kunta has done a marvelous job with repairing and fixing the exterior walls, a new skim coat of stucco has been installed and the area is really coming into shape.  If you see him, please compliment him on the look.
5.   Thank you to all the dog owners for working on picking up and removing their poop bags to the dumpster.  You are getting better at picking up, but we still have a couple of pooper-traitors who seem to think they don't need to comply with the rules.  Also, please purchase a covered bucket for your door for those of you who keep it around a few days (front or back doors) and put your poop bags in it.  It is smelly and unsightly to have several bags of poop sitting at your door.  This is Florida and heat does not improve the horrific smell.
6.   I have asked our paver installer to get me a price for the cost of installing pavers onto back porches or other areas should any homeowner wish to do so.  This is at your expense, but I will keep you posted on the cost.  Send me a picture (Text 407-353-6248 or Email me: jgates1950@gmail.com) of the area you might wish to place pavers along with measurements and I will get back to you with the amount it would cost.
7.    Ray Flood is working on signing off on the verification forms for all the units who have had alumiconns installed by us and changed out their Federal Pacific Electrical Panels.  I still am missing a few of the forms from the units that were done by other electricians.  Please get those to me.  We only have one unit that has not been done, so we are being forced to file a lien due to their lack of response and will have to go in and obtain access and get the alumiconns installed.
8.   We are working on cleaning up more areas around the pool, electrical and wood repair.  We are slowly starting to begin construction work.  However, we will focus on small jobs first, then we need to close out the permit on Units 690 and 692, work on Unit 120 (front fence around courtyard), Unit 678 (beam and railing on upstairs deck), repairs to Unit 184 (Bees and desperate need for wall), Unit 140 (leak in back), Unit 162 (leak in front), I will address as many as I can.
9.   Gutters and roofs - I am not having much luck and/or response from Roofer.  This will probably go to the lawyer for results.  We have gone around the property and corrected several of the downspouts, but need the roofers to fix the actual gutters (still an ongoing project) and repair a few roofing areas.
10.  Cameras are going up all over the property.  We will soon have all cameras working so best beware.
11.   As a reminder THE BYLAWS DO NOT ALLOW BASKETBALL HOOPS AND TETHER BALL ON THE PROPERTY please remove these items immediately.  There are public parks listed on the website that the kids can use to play sports.
12.  Please check the website for HMI as they post the minutes from the Board Meetings several motions were passed, and everyone needs to be aware.
13.   We have reached out to Global Solution Partners to prepare a reserve study for Lake Villas.  We need to have this in the works by December 2023 and completed by December 2024.  This is not inexpensive, but mandatory to get done.
14.   I, Alan, David Glassman, Esquire, Bob Dietz - civil engineer who owns Mission Homes, and Jesse Weed, Code Enforcement walked the property a couple of weeks ago.  I believe we all have a better understanding as to the depth of the work entailed to come into compliance with Code Enforcement before March 10, 2024.  We are working on our plan and hoping to get this started asap.
15.  Tree removal has been completed under the contract.  We are still cleaning up a few odds and ends, but that should be done shortly.  However, there are 3 trees around Unit 678 that should come down.  I am discussing this with the Board and we will decide.  These trees are so dangerously close to the buildings and are in such bad shape that they could fall onto the buildings if we have a large storm.
16.  We have some upcoming dates regarding BINGO, November Food Drive has started, and the Christmas Party.
THANK YOU ALL FOR YOUR WELL WISHES.  I have completed radiation and should be cancer free.  I have been so fortunate to sail through the process, and am very happy I am well on the way to total recovery.  I appreciate everyone's well wishes, support, and assistance these last few weeks.  And also I did really enjoy and appreciate the Birthday surprise and the great gifts from everyone, I have been meaning to respond but got a bit behind.
