As an update, here are several things we are working on:
1. Nancy Roman and Bobbie Cute are calling everyone who the association does not show as having the alumniconn's done. We have 11 units that have confirmed to be scheduled, However, the electrician we had previously working is not going to return to help us complete this task. So Chad and I are scrambling in the hopes to locate another electrician who will do the job at a reasonable rate. If we get all members who are not done scheduled this should take the electrician approximately 15-20 weeks to complete. I don't think we are going to meet this year's Insurance time frame of June, so get prepared as our insurance costs may go up, so we are being told. Please return the phone messages as this is very important for the community as a whole.
2. POOLS. We are working hard to get the small pool and the family pool areas pressure washed and sealed. We have completed the pressure washing on all pools. We are in the process of sealing the pavers at both pool locations. We have stripped and cleaned the pool furniture, and are waiting on the straps, which have been ordered, just have not arrived. This hopefully will be done soon and the pools will have a fresh look for the summer. If you are using sun screen, please place a towel down on the furniture so we can keep the new look, the NEW LOOK.
a. Please remove all furniture from the pool areas that are not designated Lake Villas. If they remain, the maintenance staff has been instructed to pick up all floats, toys, miscellaneous furniture and remove them. SO IF ANY FURNITURE, TOYS, ETC. ARE YOURS, GET THEM OUT OF THE POOL AREA NOW. Leaving toys, floats, etc. laying around is a HUGE liability for Lake Villas, so remove them NOW.
b. This is a community pool - we function under the State laws, so please make sure you are on site and supervise your minor children, we do not want any tragedies to occur. Let's use common sense and community ethics when using the common elements.
3. LANDSCAPERS - I ask that you please contact me before you take upon yourself to self trim. The property manager and myself are scheduled to meet with the landscapers. I want to make it clear who is going to direct them and what we expect of the landscaping crew. I know we have been very relaxed with the landscapers, but the rules are changing and management needs control in order to get the property in the best shape. In addition, as each member reaches out with something you want in terms of trimming, removal, etc. It is noted and the maintenance crew is working towards resolving all your requests. Give us the opportunity to get the property to function the way it should. So please do not have individual conversations with the landscapers. You are stopping them from their scheduled routine and then this delays what can get done. We are meeting with the supervisor on staff each week and working on getting the property cleaned up.
4. Mulch. We have contacted the Boy Scouts to obtain mulch. This will be for the whole property. Further, we are working on pricing plants to clean up the areas that are lacking plants and sod as the whole property just needs a refresh etc. Please be patient. We have a lot on our plate to get done and we have a plan.
5. Fire Extinguishers - WEDNESDAY - MAY 10, 2023 please place your fire extinguishers outside your unit, and Ron Kinney, of Redi of Orlando, will come by and re-certify all the extinguishers. I will send out a reminder. This is mandatory.
6. We are working on setting up a meeting with the Fire Department at the Clubhouse to show everyone how these extinguishers work. Keep watching for the update.
7. Front doors - we are working on getting all front wooden doors repaired and sealed. We will call and try to schedule a date and time, to be as accommodating as possible, but keep in mind this takes time.
8. A camera has been installed and is working covering the back dumpster. Clean up your act, as we will be contacting you if you do not put your items in the dumpster, or contact us if you have large items that need to go to the dump. We have a rat infestation problem, so we are staying on top of cleaning the dumpster areas up.
9. The roofers were on property yesterday. They should be back next week to work on the 4 units that need the roofers to finish the remaining work on Units 136, 138, 164 and the clubhouse.
Chad has been going around working on cleaning up leaks, sealing holes in the buildings, removing items that need cleaning up, etc. We are focused on doing what we said, getting the property cleaned up.
