Hi Everyone:
Well we are down to approximately 4-5 units left to install alumicons.  We need to get these Units done, or should the owners not cooperate, we will be placing a lien on these units and we will come in and install the alumicons to finish this project.
Ray Flood will be on property August 1-2, August 8-9 and August 15-16.  He is going to change out and install all old Federal Pacific boxes in the units we are aware need them.  Everyone please check your electrical panels and if they are old, they must be done.  THIS IS MANDATORY.  Ray is charging $1,200 and it takes half the day.  You must schedule through me.
We have a drainage issue behind Unit 680 - 688.  This is going to require landscape removal, digging, french drain installed, swells installed, so we will be in this area soon.
We are working on the family pool fence area.   This rod iron fence is being sanded, power washed and painted.
Several new railings have been installed on the property.
Except for 2 lounge chairs the pool furniture is finished.  We have cleaned up and removed all unapproved furniture and debris from the pool areas.  We have someone who is thinking they are assisting us by messing with the water levels in the pools.  IF YOU ARE NOT AUTHORIZED do not touch the controls with regard to the pools.  If you see something that does not appear to be correct with the pools,call me.
1.  We have a lawsuit with regard to the wall along Lake Villas Drive that we will bring up and discuss at the board meeting.
2.  We are getting information and a proposal with regard to the 3 story buildings report we need to submit by December 2023.
3.   We have a Code Enforcement Meeting on August 10, 2023 that we have hired our attorney to assist us with. A conversation with Mr. Weed, Mr. Glassman and myself will happen to determine what Lake Villas needs to do to accomplish the tasks the City wants Lake Villas to have completed.
4.  We are working on preparing a Complaint against Signature Management.
5.  The lawyer is drafting a letter to go to the Roofer regarding his obligation to make the necessary repairs to the roofs and gutters.
6.   DOG OWNERS - WHEN are you going to clean up your poop.  We did not put new sod in for you to leave your dog poop on it, clean it up.....stop with the dog poop along the lakefront.  The owners in Unit 186 are tired of poop in the lawn.  Should you continue, the Board will begin to enforce a fine on the Unit Owner who is continuing to not pick up their poop...or do you want us to leave it at your door front so you can dispose of it properly?  We do know who you are by the way.
7.  Tree Removal - starting Monday (with permits in hand) Sun State will begin taking down the trees as follows, so please remove your car from the area by 9:00 a.m., there will be a large crane, trucks, men, etc. in the area working:
Monday - Unit 144 - camphor tree (roots growing under building)
Unit 162 - 2 camphor trees (roots growing under building)
Unit 140 - dirty oak (behind the Unit) or might be Tuesday
Monday/Tuesday - Unit 126 - dirty oak  (dying - likely to fall in hurricane)

Approximately:
Wednesday - Unit 186 (dirty oaks)
Unit 176 - orchid tree (roots growing under building)
Thursday - Unit 652 - dead tree
Unit 668 - dead tree (behind carport)
Unit 666 - dead tree (behind carport)
Unit 674, 682, 680 and 676 - schefflera - (too close to bldg)
They are still trimming and shaping and removing dead limbs, lifting limbs off the roofs, will be taking problematic ornamentals, removing debris at the end of property.  There are three trees on the lakefront which we have yet to evaluate which might have to come down (dirty oaks and camphor tree).
We will be replacing with more appropriate species and will look for more substantial trees, we are going to be removing beds and placing sod for easier maintenance of the property. We are going to be installing new landscape plants and fixing the entrance, please provide some patience as we have to work with the landscapers.
PATIENCE AND COMMON SENSE - the large trucks coming in will need room to maneuver so sorry for the inconvenience, but the results will be worth it.
All the white walls on the property will be power washed, stuccoed and painted.  We will be powerwashing the pavers and sealing them.  You best start cleaning up your patios as they will need to be free of everything except furniture, grill and plants.
