On Wednesday, July 17, 2024 at 7 pm in the clubhouse, David Glassman, Esquire and Bonnie Bogert, Global Solutions will be available to answer questions on the Reserve Study and SIRS Report that the membership might have.
We will forward the Microsoft Teams information when received.
Should this date and time change, I will notify you immediately, but wanted everyone to mark their calendars.
This is a question and answer session with regard to the recently received Reserve Study and SIRS Report.  Reminders leave all other complaints at the door, as this is an informational meeting for the membership and Board Members.

We were successful in getting all but 4 Units' fire extinguishers recertified.  These fire extinguishers have about a 6 year life span and then they will need to have the internal foam added back into the canister.  After 12 years they will need to be replaced.  Remember the ones most units have were purchased in 2022.  If you do not have a 50 lb fire extinguisher that you purchased from Lake Villas (which is the required one to have per the Fire Marshall), then you need to obtain one from us.  Lake Villas has some additional ones and they cost $50.00 each. Make your checks payable to Lake Villas Condo.
The maintenance personnel picked up the fire extinguishers and brought them to the clubhouse.  This makes it much easier for Ron with Redi of Orlando.  So these extinguishers are at the clubhouse.  You can contact me or one of the maintenance personnel and they will let you in to collect your extinguisher.  Thank you for your assistance.
As an update:
1.   We are collecting contractor vendor bids on Unit 186.
2.    Apparently the Fire Marshall has added another element to what has to be done to bring the stairs to code under the Code Enforcement Violation of 2021.  Starting Monday the personnel will be back on working on the steps in Units 186, 144, 670 and 652.  We did not fail an inspection (this is a new element which was added and not on the approved plans).  Please be patient, we want to get this accomplished as quickly as possible.
3.   We have pressure washed all the sidewalks, working on the carports, and will do the patios. We will want to move furniture off the patios and seal them at the same time a little bigger project which has been stalled as we must work on the steps.
4.   Finish installing the fencing for the front area by the front dumpster, so we have a secure place to store materials that will be needed to work on the buildings.
5.   We have done repairs on the potholes in the parking lot.
6.   We have and are painting all the black railings around the adult pool, family pool, in front and back of Unit 144, in front of Units 176, 174, etc.
7.   We have repaired drainage around Unit 658.
8.   We have repaired drainage around Unit 144A.
9.   We are having our lawn maintenance crew, trim certain plants in certain areas as needed.  With all the rain and the sprinkler system, our plants are growing rapidly, so we are continuing our maintenance with the plants.
10.  All projects for Units 690 and 692 have been completed.
11.  Working on getting drawings and permitting completed for Unit 120.
12.  Started repairs on Unit 140 - need to finish installing the beam on the upstairs balcony railing.
13.  Finishing the installation of certain required railings at Unit 186, 674, 672, 670, 668, 678, to meet code enforcement requirements.
14.  Unable to address the repairs needed at Unit 162, 184 and 156 at this time. (These jobs require purchasing building materials, which is in a holding pattern at this time). However, we will get this accomplished.
15.  Repaired a leak at Unit 684 on the back patio, and installed the proper step off.
16.  Repaired a wall area at Unit 664, and fixed a step off in rear of the property.
17.  Installed a new step area at Unit 152 off the screen porch door.
18.  Repaired, cleaned out, and replaced several downspouts on the property.  Still working on these as we see them on the property.
19.  Repaired our golf cart due to a valve issue.  We will be working on our other golf cart in the next week or so.
20.  Reviewed membership requests for repairs on Units 164 and 670.
21.  Working on the Reserve Study and SIRS reports to come up with a capital improvement plan with regard to completing the building needs for Unit 186 and building reserves.
22.  Purchased a new tv for the clubhouse, so we can offer Microsoft Teams for attendance purposes and Bonnie Bogert can attend from Texas.
23.  You may participate in September on the Budget Committee.  If you wish to do so, please contact James Taglia, Unit 660.
Keep in mind that the weather (rain and heat temperatures) dictate how many things we can get accomplished as most of the necessary work on the property is outside.
This is a summary as the maintenance personnel do several things on the property daily.
