Lake Villas is having a vandalism issue.  Apparently somebody is breaking our sprinklers between the hours of Midnight to 6 am, due to the type of breaks.  When the sprinklers are up and working someone is readjusting the sprinkler heads and/or breaking the PVC water lines that feed the sprinkler head, so the break is not immediately noticeable as it is underground.   On Friday, May 3, 2024 we found 6 broken lines and 4 broken sprinkler heads.  Please contact me immediately if you should see anyone messing around our sprinklers.
Dog Issues - we would ask all dog owners to try and not let their pet urinate on the new sod.  Lake Villas has 2 sprinkler zones, so the property gets water every other night depending on which zone your condo resides.  Please give the new sod approximately 1 month to get the roots set.
Leashed pets - it is a Seminole County Ordinance and a Lake Villas Rule that all dogs are TO BE leashed.  If your pet is found and/or seen running loose on Lake Villas property, I recommend and encourage the residents to take a photograph which can be filed along with a complaint with Seminole County Animal Control.   Seminole County Animal Control's fines are heftier than anything Lake Villas can levy.  The area around your condominium is a common element.  It is not private property.  There is a dog park noted on the website, take your dog there and let it run.
Pool Areas - As every member should be aware, Lake Villas' pools function through the State of Florida, Department of Health, licensing.  ONE of the primary rules is there are to be NO PETS IN THE POOL AREA.  The Adult Pool is currently and was closed by the State of Florida and to this date has not been opened.  Should the State of Florida Department of Health learn that we have a member or members who consistently take their dog(s) into the pool and pool area, it will be a costly fix for all of the Lake Villas members.
Reminder - you must pick up your dog's poop.  This is a Seminole County Ordinance and a Lake Villas Rule.  Further, we are coming into the heat of the summer/fall.  Please don't leave your dog's poop bags laying around on your patios, at your front doors, etc.  In this heat it becomes odorific!!!  Get a small bucket with a lid to put the bags in please if you can't take the poop bags to the dumpster each day.
Special Assessment - We have allowed for payment in full, payment by credit card, and a six month installment payment plan.  Should you need more time please send Lorie or myself an email as the Board can allow for additional time.  At this time we are allowing members to be able to choose should they need an extension in which to pay the special assessment to between 9 months or 12 months should the current six month installment not work within your budget.
Current status on projects:
Units 690 - 692 - painting and other small finishing touches should be complete this week
Unit 652 - in the process of obtaining the permit for steps, we should start painting all the steps in this building this week, then call for inspection.
Unit 670, 144 - all steps are done, steps waiting to get painted, then permit and call for inspection.
Unit 186 - all steps are done, steps waiting to get painted, then permit and call for inspection.  This building will be scheduled first for finalization.
Fence and gate by the front dumpster is installed - this provides us a place to store lumber and items necessary for working on large projects, keeps these items out of the parking spaces and safely secured.  Once the wood cures we will paint.
Unit 120 -  drawing and permit to install patio wall in front are being done
Units 660-666 - stucco painted - finishing touches being worked on
Units 654-658 - stucco painted - finishing touches being worked on
Units 678-668 - stucco painted - finishing touches being worked on
Units 680-688 - stucco painted - finishing touches being worked on
Units 118-126 - stucco painted - finishing touches being worked on
Units 140-138 - stucco painted - finishing touches being worked on
Units 178-184 - stucco painted to be finished
Unit 678 - finished balcony repairs and painted
Unit 652F - ordered new wooden balcony board trim due to rot
Unit 664 - repair to be done on the back wall
Gutters/downspouts are continuing to be worked on as we come across problems
Landscaping installation - being completed throughout the property
Lakeside globe pole lights - had a broken wire among other things are now working
Parking lot - all visitor and reserve spots should be painted
Parking lot drain in front of dumpster - cleaned out which opened up underground lines to flow
All Pools the pavers were power washed and cleaned up
All loose pavers removed from various patios and stored in back of complex
Sprinkler repairs due to vandalism
There have been numerous small projects of clean up being done all over the complex, with more we are working on.
All old railings will be scraped and painted
The Adult pool is to be scheduled for repairing the 9 leaks
Spectrum Contract renewal - Board to vote
New Company approached us to maintain the fire extinguishers and the 2 hydrants - Board to vote
Units 162, 140 and 156 - repairs are to get scheduled
All carports and storage units will be scheduled for repairs
