Here are a few reminders:
1,    Taxes - for those who have used Nick Coscia to prepare your taxes, Rene has indicated that she will assist you in filing an extension for this year.  However, everyone will need to find an accountant or CPA to finalize their returns for this year and in the future.  Any questions, please let me know, and I will assist the best I can.
2.     The property manager is now walking the property monthly.  We will be sending out letters along with photographs to show the areas we need cleaned up by each homeowner to come into compliance.  We will be instituting a fining system, so my suggestion would be to clean up the exterior areas now, before you are fined for not complying with the Rules and Regulations and the Bylaws of the Association.  No member owns the exterior of the property, so rule of thumb don't put things outside of your condo other than "potted plants, acceptable outside patio furniture, and grills (10 feet from the condos)."  Several Unit owners have outside patio lighting, this is not in the Rules or Bylaws.  I would suggest that these lights be removed, then a committee be set up to address what lighting types could be proposed and presented to the Board - then 71 members will be asked to vote to make the change.
3,     Garbage dumpsters.  Once again, do not leave boxes, furniture, old grills, mattresses, etc. alongside the dumpsters.  From this date forward all boxes must be broken up before being put into the dumpsters, if you have furniture that needs to be discarded and is too large, you must contact Lorie or myself.  We will arrange for the maintenance personnel to pick up.  You will be charged the cost of hauling this to the dump.  It is approximately $120 a dump load.  We will have cameras on the dumpsters, so we will now be able to charge the homeowners as you will be on video.  My suggestion, start asking before you take things to the dumpster other than garbage. DO NOT LEAVE ANYTHING ALONGSIDE THE DUMPSTER, THIS WILL HELP US CONTROL THE RATS.
4.     Small pool - there are toys, non-approved furniture around this pool area.  The maintenance personnel have gathered these items in the corner of the pool area.  If these are any homeowners items, please gather them and remove them from the pool area before April 8, 2023.  If these items are remaining on April 8, 2023 we will remove these items and dispose of them.  We are going to have Lake Villas Pool furniture restrapped shortly.  Do not bring any other furniture, unless it is removed the same day from the pool areas after you have enjoyed your time.
5.     Once the patio areas are cleaned up, we will be power washing and sealing all the pavers.  This is a big job, please help in cleaning up Lake Villas and removing those items which are not appropriate from your patio area now.
6.     At the upcoming Board Meeting, we will lay out the building projects which we intend to accomplish this year.  We will work on the remaining order of the buildings that need repairs once we have accessed the most critical buildings first.  There are 7 buildings remaining to repair. Remember this entails permits, drawings, engineer in put, building supplies, personnel, etc.
7.     You will be contacted shortly and asked to answer a brief survey.  We need to establish what units remain to have the alumiconn's installed, which units still have the old Pacific electrical box, who has received new alarms and fire extinguishers, who has rodent issues, gutter issues, front doors that require refinishing, drainage issues, etc.  We need to get a handle on maintenance requirements, so we can systematically resolve outstanding problems.
8.     We will be discussing at the board meeting the establishment of a loan process for those who need to break the alumiconn payments into installments, so we can rapidly complete this project to improve our insurance costs.
9.     We are looking at landscaping issues, back property fence repair near the back dumpster, numbering on all the storage units, garbage contract renewal, update on the concrete wall lawsuit, tree trimming, tree removal, cleaning up the lakefront, installing railings, code violations, etc.
10.    Please contact Lorie at HMI Longwood for any problems, but please cc me (by email or text message), so I can track the progress.  We will not charge late fees on dues until May, 2023.  Hopefully, we will have a better handle on the financials by then.  If you have received late fees, please call Lorie at HMI, so she can pull your file and we can correct your account.  Please pay your dues as stated until we can straighten out all the late fee problems.
11.   No one is authorized to send out emails to members in this association other than myself.
If you receive an email from another member regarding the association, please notify me or Lorie.
12.   No one is authorized to request anything of the maintenance personnel or our vendors.  If You see something that needs to be addressed contact myself or Lorie.  DO NOT APPROACH OR COMMUNICATE WITH PERSONNEL OR VENDORS. These individuals have been given direction and don't need interruptions.
These are some of the issues that need immediate attention.  I am sure there are more.  I will keep you updated.
