A few reminders everyone:
1.     Please make sure your CANOEs are actually placed up on the canoe frame holder.  If they are on the ground, they are subject to removal.  The canoes and boating vehicles need to have your Unit # clearly marked on the vessel.  THIS IS A WARNING we are cleaning up the exterior of Lake Villas, so make sure your water vessel has a unit # on it and up on the canoe frame holder.  We will be cutting bolts and moving the CANOEs, please get these items off your patios.  Boat owners can place a printed Unit # sign in the windshield so Lake Villas Condo can see it.
2.     CLEAN UP items off your patios.  ONCE AGAIN THE ONLY THINGS ALLOWED is furniture, gas grills that can be in compliance with the Seminole County Ordinance Code, and potted (actually live) plants.   Remove all other items please.  Patios are not outside storage areas.  We are trying to clean up the property, let's work together to make things look good.
3.      All basketball hoops, tetherballs, ARE NOT ALLOWED ON LAKE VILLAS PROPERTY these items are on the common element.  We will remove the basketball hoop and tetherball on March 4, 2024 if they are not voluntarily removed from the property.
4.     The small/adult pool is CLOSED by order of the State of Florida Health Department.  We will let you know when they reopen it.  We have some major issues with this pool.  I have Red Rhino and Lake Mary Pools, assisting us in resolving as many issues as possible.
5.     Do not place any plants, store tiles/pavers of any type around your unit on the common element.  If you do this (without permission), these items will be picked up.  We are working on making everything on the exterior of the property have a consistent appearance.  Starting now you will need to submit the type of plant and a drawing to the Board of Directors if you plan to place anything on the common element.
Remember each Unit was provided with a very limited common area outside your Unit.  Floor plans have been installed on the website www.lakevillasaltamonte.com  This site has a lot of information and is being maintained, so I suggest you look at it.
6.   TERMITES - Units 680, 682, 684, 686 and 688.  These units will be tented on February 20, 2024.  There will be a meeting at the clubhouse for these unit owners on February 8, 2024 at 7:00 p.m.  THIS IS IMPORTANT.  You will be asked to leave the premises on 2/20/24 at 8:00 am and return on 2/22/24 after 12:00 pm.  You will need to take all humans, pets, refrigerated items and all medications out of the house with you.
7.  Lake Villas has gone from Unit 652 to Unit 186 and has installed new sprinkler lines, new heads, repaired massive leaks, installed new control heads w/remote access to the lines, etc.  Please understand this slowed the plant installation.  We have had a lot of problems getting the stumps ground.  Once we have completed this process, the final plant installation, dirt installation, grading and sod laying will go very quickly.  We are almost complete.
8.   On Monday, February 5, 2024, we will begin repairs on the steps for Units 186, 144, 670 and 652, please have patience while we complete this task.  This is HIGH PRIORITY AS IT RELATES TO CODE ENFORCEMENT.  Further, the other maintenance personnel will be working on getting us a new utility area by the front dumpster.   This will require cleaning the area, new fencing, new utility shed, etc.  Hopefully, we will be able to secure all materials behind locked areas, with camera surveillance.  I have an Inventory team making a list of all equipment, tools, supplies, etc.
9.   Graeme has been assisting me in getting a financial and project timeline.  I should be able to provide access to what projects realistically can get done this year, the estimated or projected cost and/or where we might fall short financially.  Once we get a clearer picture of the status of the projects and costs, then we can make better fiscal and economic choices.  Hopefully this will help to explain how the budget gets established, what costs we are facing, what projects can realistically get completed and a more accurate picture of the timeline, etc.  Further, we are looking into finding lenders who might be willing to assist us as we move forward with these numerous projects.  The ultimate goal is to reduce our monthly HOA assessment and to have a future plan that all members can feel confident that their issues and concerns are being addressed.
10.   Scott has volunteered to gather the costs, accessibility of men, materials, and a time frame to realistically get the perimeter wall along the parking area at Unit 652 cleaned up and reinstalled.  This is important as it does create a security breach on the property.
11.   Faris has been installing new railings around the property.  Code Enforcement requires that we not have any unsecured edges where the step from a patio area is more than 7.5 inches, so you will see more new fencing/railings going in.
12.   Starting on Friday, February 2, 2024, we have a new lawn maintenance crew.  The company name is Aaron's Landscaping.  There will be 3 men each Friday on the property all day working on mowing, blowing, maintaining the beds, the trees, be patient, we still have some catching up to do but we are getting closer to having this property looking spectacular.
13.   I don't like to have to say this but spring is here and summer is coming and kids like to play outside.  PLEASE REMIND - your kids not to run in the landscaped beds, jump off the walls, ride their bikes on the pavers, climb the dirt pile, and reduce the enthusiastic loudness (these are attempting for kids).  We enjoy having kids on the property, just need to remind the parents to keep a sharp eye out and be respectful of all members and their rights.
Any expertise that any member might have, please reach out to myself or a board member.  To get these projects done requires a community, we need each other and we are always open to constructive assistance.  The maintenance personnel would welcome your assistance outside with the workload.  Just put on your gloves and appear.  We need to paint walls, move items, lay pavers, remove debris, run errands, etc.  LET'S MAKE THIS A POSITIVE EXPERIENCE.
