Hi Everyone:
Let me start with I am having breast surgery on September 7, 2023, so due to recovery time we are moving the September Board Meeting to Wednesday, September 20, 2023 at 7:00 p.m.
I will be home on September 7, 2023, so things will continue as normal, however, I do ask if you have something that needs addressing immediately that you please call Nancy Roman 631-745-4002 as she is assisting me in handling emergencies, complaints, scheduling, etc.
A quick update:
  1. We have to replace 10 trees on the property, so we are getting proposals pursuant to the City's permit requirements, these will be installed before October 7, 2023.
  1. Drainage Solutions are on property correcting the drainage issue we have behind Units 688 - 680, and the one that runs from behind the family pool pump area. So this should be completed this week. We will be removing landscaping and sod will be installed which will be a much better absorbent tool to correct this problem.
  1. We have Code Enforcement issues that are being addressed immediately. We are working on getting proposals to correct the stairwell issues at Units 186, 652, 670 and 144. In addition, I am getting paver quotes to repair all paver steps within the complex as well as a second proposal to repair all the pavers (patios, pool areas, sidewalks, etc.) where we have issues. We have a deadline of March 10, 2024 to get this accomplished.
  1. Landscaping was temporarily paused due to the heat, the number of employees on property in which to do this, etc. We will get this done, it is being worked into the schedule.
  1. I have met with the head of the landscaping division. Mr. Cerabino is going to have proposals to me within a couple of weeks for the front entrance, changes in our maintenance personnel, tree proposals, and an overall landscaping plan. After we address the front entrance, we will address the areas of Units 670, 690-692 and 660 first. Then we will address filling in all other areas.
  1. We are currently addressing carpentry at Units 690-692 to do a few smaller jobs to get the scaffolding down. We have to wait for Chad to be able to install the beams and wrap up the remainder of the construction. The electrician is scheduled for September to reattach the electrical panel.
    1. We are getting a drawing, then a permit to work on Unit 120.  Then we will be fixing a ceiling that fell down in one of the carports used by Unit 144D.  We are working on bids to handle a mold issue in Unit 652A.  We spent 2-3 weeks correcting the water issue in Unit 652A.  This is an ongoing concern.
  1. We are working on getting more cameras installed.
  1. I have been continuing to reach out to the roofer and gutter installers. We may have to involve the attorney to get this resolved. Once the gutter people arrive on property they only resolve a few units, then it is a struggle to get this roofer back to finish the remaining gutters and roofs that need to be addressed.
    1. There are several projects in the works.  The reason for this is timing, we have budgeting coming up, I have deadlines imposed by Code Enforcement, problems with landscaping, not to mention the daily problems that arise at LVC.  I have to have numbers so that we can vote on those items that need to be voted on, have numbers for those items that need to be budgeted, etc.  We are getting on top of the problems, but it is taking time along with establishing a plan to make the community more organized to function in a business performance system.
  1. Alumicons - we have installed alumicons in all but one unit, which is in the works. We replaced 12 federal pacific boxes, in September I will have Ray come and fill out the verification forms. At that time we may need to get into each Unit so that he can approve and sign off on the verification forms. THIS WAS A HUGE PROJECT. Thank you to everyone who participated.
  1. We are getting stucco repaired on several units and walls within the community, once this is done, then we will be painting all the stucco walls. We also plan to powerwash the pavers, sidewalks and then seal the pavers. Kunta is doing this, please be courteous.
A lot is going on at Lake Villas, hang on we are making headway.
