Here is an update on the status of projects at Lake Villas:
1. Landscaping - I have spoken with the landscapers. We have a plan. Please do not stop the landscapers. They are working on projects and are being directed by myself and Chad.
2. Maintenance - the workers are directed to prepare the landscape beds from Unit 186 - 164 for the pine bark chips that are coming in. Plants are being trimmed back and removed. Please do not interrupt the workers, they have been given orders and will not take direction from any member. If you have any questions, please call me 407-353-6248. I know the landscaping will look trimmed back, but it will come back better and shaped to fit the beds. There is a lot of work that is needed to get the complex to look better. We are working all building fronts first. Then we will come back around and do the interiors and the lakeside. Every unit will be addressed
3. Mulch - it is coming here in bulk form. It is necessary for us to take parking spaces in the areas that we are placing the mulch in the landscape beds. Be patient. The Boy Scouts will work in phases, so we will do a trial run on Saturday, May 6, unless something changes.
4. Strapping - we are still anxiously awaiting the arrival, so we can get the pool FURNITURE prepared for summer use. ALL EXCESS ITEMS MUST BE REMOVED FROM THE POOLS OR THEY WILL BE THROWN OUT.
5. Doors - we are going around the complex and will be working on the front doors If your door needs more than some coats of poly, we will be contacting you regarding the repair costs.
6. Railings - the first 5 are being installed today. The next 5 are being ordered today.
7. Alumniconns - we should be starting Saturday, May 6, 2023 if all goes well. We will have 2 electricians working each day. So if you need someone to be in your Unit while you are at work, let us know so we can have a member stay at your Unit the day it is scheduled. We are not and will not be working on your schedule, we need to work on our schedule in order to get this accomplished. Please be cooperative, it should take 1 day or possibly 2 days depending on the size of your unit. You will need to move all furniture away from the walls, if you need help, please alert us, so we can have the maintenance personnel come by. We will provide you with a rough guess-estimate of the potential cost:
a. 2 bedrooms approximately 800.00 to 1,000.00
b. 3 bedrooms approximately 1,000 to 1,300.00
c. 4 bedrooms approximately 1,300 to 1,500.00
This is a best guess. You will be invoiced for labor costs and materials costs which could be higher as we purchase materials, etc. You will need to make your check payable to Lake Villas. We will provide you with an Invoice for our records and yours. You can set this payment up as a loan through the HOA - 4 installments must be paid monthly, it will be reflected on your account.
