Again, I can't believe I am having to re-state this again.  Just after the maintenance personnel cleaned around the dumpsters, another dog owner has thrown their poop bags on the ground outside the dumpster.  STOP BEING LAZY!!!  Open the dumpster doors and place your poop bag inside the dumpster, tossing them over the fence does not help us with keeping the dumpster area clean and rat free.
Further, along Unit 674 in the courtyard area there are several garbage bags.  This also does help us keep the rats away.  Whoever placed the garbage bags there, please remove them to the dumpster area immediately.
Just as a follow up.  The Board has to formally vote and accept the Insurance Carrier's proposal.  HMI needs to calculate each homeowner's amount as to what the assessment for the insurance will be.  There will be options to pay, credit card, 4 installments and one time payment.  I will send out an email next week and let everyone know.  I just wanted to make sure you were informed as to what happened with our insurance as we would have normally had a meeting, let the carrier present the issue to the membership, but this year we were not able to do so due to the late arrival of the proposal.  Thank you to Jamie Taglia and Negar Sharifi @ Assured Partners for their hard work on this issue.
New railings - another 5 are going in today.  We are continuing to meet Code Enforcements requirements and comply with the railings request.
Debris pile - we have had two companies come by to pick up, but turned them away as they wanted way too much to take the debris away.  Still working on getting someone to actually do this.
Pool Furniture - OMG, what a hassle trying to get the strapping and the pegs delivered so we can finish the project.  The furniture has been painted, we have purchased new cushions for under the canopy, can't wait until this project is behind us.  Thank you Jordan and Anise.
Front doors - we need to know if your front door needs to be repaired, stained, etc.  We have a list of those who have contacted me and we are working through that list.  If your door needs a light sanding, stain and poly coat the association is handling the cost, but needs the homeowners to cooperate as the doors sometimes can be done on the spot, other times they have to remove them.  If a repair needs to be done, then the homeowner must share in the cost of the repair.  Lake Villas covers the cost of the staining and polycoats.  If there is a cost we will evaluate and let you know what that cost will be before proceeding forward.  Jordan and Anise are working on this project in conjunction with strapping the pool furniture.
The wrought iron fence around the family pool area.  This is in bad shape and will require sanding, painting and general clean up.  We are working on getting a quote to take care of the fence.
Buildings - Chad and I have met with Bob.  We now know what permits are open, inactive, closed etc.  We have asked Bob to prepare a drawing to repair the courtyard fence around Unit 120.  This will need permitting.  We will be reactivating Units 690-692, so we can finish the project there.  This is coming, probably closer to August.  We will address the non-permitted building issues at that time.
Landscaping - it is kicking butt around the clubhouse.  The Camphor tree that was removed in front of the clubhouse the roots have lifted the foundation on the left side of the building.  We are trying to get the root structure ground down.  We are waiting on a quote from Kevin's tree service.  We have not had the Boy Scouts do any mulching for 2 weeks until we can get the clubhouse area fixed.
Kevin's tree Service came out and walked the property with Chad.  They will be quoting us a proposal to trim back the large trees, trim out the debris in the trees, remove the 3-5 dead trees on the property, assist with dead tree stumps, debris removal, etc.  This will be a large amount, just as a heads up.
