Just wanted to bring everyone up to date as to the latest:
1.   CERTIFICATION OF THE FIRE EXTINGUISHERS.  Ron with Redi of Orlando will be back on property Friday, May 19, 2023 @ 9:30 a.m. to finish certification of the remaining 20 fire extinguishers.  Please HAVE THOSE EXTINGUISHERS OUT.  These are the Units that did not get their extinguishers out:
Unit 122, Unit 126, Unit 128, Unit 132, Unit 144B, Unit 158, Unit 162, Unit 172, Unit 186A, Unit 186C, Unit 186F, Unit 656, Unit 664, Unit 666, Unit 670A, Unit 670B, Unit 670C, Unit 670D, Unit 686, Unit 688, Unit 690.
You can put these outside your front door or you can bring the extinguishers marked with your Unit number to me at Unit 136.  To have this gentleman come more than once is costly to the association.  Please make the effort and get your extinguisher outside your door or drop it off at my Unit 136.  THIS IS MANDATORY - the association can be violated for not complying.
2.  A tremendous effort is being made to improve the landscape.  We need owners/tenants to make an effort and  - PLEASE WATER THE NEW PLANTINGS OUTSIDE YOUR UNIT.  They need time to re-establish.  How about pitching in and assisting.  Show some pride in ownership.
We are correcting sprinkler issues as we go.  We have corrected some drainage issues.  Sod is coming shortly, it has been ordered.
3.  We are tracking down cars that are dormant in the community.  Let's clean up the vehicles, make sure tags are current, and get these vehicles moved.  Once we make sure the cars that are registered (with a Lake Villas sticker) are in compliance, then we will start towing at the owner's expense those cars that are not.  Further, DO NOT PARK AND LEAVE THE VEHICLE IN THE SAME PARKING SPOT FOR MONTHS.  Also, don't park over the sidewalk.  We must have room to bring a wheelchair, gurney, walking, etc.  If not we will be violated by Code Enforcement.  We are considered a commercial property and thus are under strict guidelines.  LET'S WORK ON COMPLYING and use some common sense.  We are going to start charging for the extra visitor parking spaces being used by owners/tenants.  Most units have more vehicles than car spaces allotted.  You are on notice.
4.    We are working on front doors, re-strapping pool furniture (we ran out of materials due to the orders being filled wrong) and painting chairs, we will be power washing and painting the walls from Units 186 to 134, we will be power washing pavers and sealing them in the same areas during the next two weeks (May 18 - May 26, 2023).  Landscaping will be on hold for the same 2 week period.   At this point we have cleaned out the landscape beds from Units 186 to 128 fronts only.  In June we will restart the landscaping clean out  - coming around from Units 126 to 652 and mulching.

If you have any suggestions and/or recommendations, please send these to Kevin at lakevillascondo@gmail.com and we will take your ideas into consideration.  If you have vendors that you have used and really like, send this information to Kevin so they can be put on the vendor list.  Please provide their name and phone number, this could be Lake Villas best kept secret.
6.   We should have a date soon on repairing/fixing the roofs and the gutters.
7.    Alumiconns - so sorry for the delay, but we ran into a glitch with regard to the insurance carrier's requirements.  We have been working on resolving these additional requirements, while still trying to keep the costs in line.  I am hoping that we can restart the schedule that Nancy and Bobbie worked hard on setting up, and thank everyone who were ready to get this done on their units, so we are hoping Monday, May 22, 2023, we will be back on track.
8.  More cameras will be going up....CANDID CAMERA IS COMING!!!
