Once again, with a heavy heart and great sadness, I have to inform you that we have lost another long standing member of the community.  Eva Krazewinski (Unit 132) suddenly passed away a few days ago.  She had gone into the hospital for stomach issues and after an 8 day stay went home, and succumbed to the illness and passed.  This is surprising and a loss, Eva was extremely active in community affairs.  We will miss her greatly.
I want to update everyone on the meeting last week.
1.    We have hired a new landscaping company "Aaron's Landscaping" who will be starting February 1, 2024.  We have contracted for 3 men each week for a full day on the property.  They will work 52 weeks each year.  (January 31, 2024 is the last day for Down to Earth, they will not be mowing or edging for the remainder of their time on property).
2.    The maintenance personnel have been working from Unit 652 around the property to Unit 186 repairing the sprinkler lines, installing new lines, replacing sprinkler heads, checking coverage, so every area of the property will be fully covered by reclaimed water.  We had areas that have never been covered with sprinklers, which is no longer the case.  This is taking a lot of time and involving all employees to get this done.
3.    We are continuing around the property installing low concrete walls to help with water channeling, erosion, freshening and cleaning up, and consistency of the overall look.
4.    We are working on mildew areas, painting walls, installing pavers, etc. to make the property consistent in exterior decor.
5.    Starting in February Chad and one other employee will be tackling step repairs on Units 186, 144, 670 and 652.  Then we will start working on the paver steps.  This will require a full property permit, inspections, etc.  We are under a time constraint with Code Enforcement to show progress in this area.
6.    Front dumpster, you will see changes being made to clean up this area and fix it so we can utilize more space and be more efficient for storage purposes.  We will be purchasing another utility vehicle as our current golf cart is in serious need of repairs.
7.   I will be speaking with the attorney to draft a letter to the Roofing company as they have made promises, appointments, etc. to repair the roofs and have not done so since April 2023.  In addition, we have been systematically repairing gutter downspouts at each unit as we move around the property, but do not currently have the time to repair the upper gutters that are tilted incorrectly.  (As you are aware Signature Management did us a disservice when they paid the bill in full, without our knowledge of their doing so against explicit instructions not to).
8.   I am attaching a list of projects that the property is facing and desperately need to complete.  We are working on some solutions and choices and will be sending out a proposal and options on how to best accomplish these items soon.  The amounts listed on this form is an estimate.  DO NOT PANIC.  It is merely giving you an opportunity to realistically start accessing how we as an ASSOCIATION need to plan to handle this reality.  We have to figure out personnel, costs, realistic time frame, etc.  Some of these buildings will go fast, some will be more involved, etc.
9.   The landscaping - several issues occurred -  the holidays, equipment failure, weather, getting the plants, personnel, the order of delivery of the sod, dirt, plants, trees, paver deliveries, etc. we are trying to get this project done in the next 2-3 weeks.  We apologize for the inconvenience, but it is coming together.
10.   The adult/small pool IS CLOSED by order of the State Health Department.  We are working on resolving the issues.
11.   We have to tent for drywood termites in Units 680 - 688.  I am reaching out to Massey Services
We are working hard every day to make the curb appeal of the facility come together.  We may not be able to get to carports, buildings and back concrete fence until April.
