Good afternoon,
Here are a few community updates to keep everyone in the loop. We will discuss more at our board meeting tomorrow at 7:00 PM.
Recent Building Repairs (September-October)
  • Front entrance carport repaired and bollards installed to prevent repeated damage from delivery and moving trucks
  • 678 siding tear - repaired
  • 678/676 gable tear - repaired
  • 684 siding tear - repaired
  • 686 roof leak - repaired
  • 140 - started but wood was too wet; to be completed ASAP
  • 162 tarped building - contract signed with JDLK Construction to begin repairs shortly; applied for permit
  • 186 - We will vote on the vendor at the November meeting and sign the contract to begin work in December-January once permits are pulled
Code Enforcement
  • Pool code violation (faded signage) addressed with our pool company
  • Fire code — we will need to hire someone to inspect firewalls in all attics and coordinate with all owners to get this done.
  • Quote obtained for 3 sets of stairs near #146-160 $21,446.
Community Safety
  • Bats removed from several buildings
  • The shopping plaza next to us has now repaired their leaking underground sewage pipe that was causing problems on Lake Villas property
Light replacements
  • 4 front door lights at 652 C, E and F and 186B and D
  • Globe lights by 690, 120, and main pool
  • Globe lamp and bulb replacement by 654
Other Updates/Reminders
  • Large items left near dumpster: the cost to remove these items will be charged to owners’ accounts if not removed after contact (we check the cameras to determine who left the items and reach out to the owners first) - Waste Management charges $250
  • We are in the process of hiring maintenance personnel to come once biweekly to complete other maintenance tasks (non-building repairs)
  • Our next board meeting will be Tuesday, 10/14 at 7:00 PM
As you know, we had to build back up our reserves before we could begin many of these projects. We have recently been able to tackle some of the high-priority repairs (water intrusion, code enforcement, etc.), and there is much more to come once 186 is underway. For new owners, as a reminder, our SIRS report requires us to address 186 (siding repairs/replacement) and 652 (paint to preserve wood) this year. Thank you for your patience!
