4/8 Board Meeting Review (4/16/2025)

Good afternoon,

Here is your monthly board meeting review email with some highlights from 4/8:

We held a pre-meeting community discussion on the proposed rule changes. The finalized set of rule updates will be mailed to all owners before our vote in May.

Graeme shared financial updates, available in the attached presentation PDF and the Top Notch portal.

Antonio A., Kevin W., Ricardo L., and Kevin S. have volunteered to help with the maintenance and/or building committees. Thank you for your enthusiasm towards helping Lake Villas!

We will be updating parking information to ensure all vehicles are accounted for and all owners/residents have parking stickers.

Please remember that our governing documents require board notice and/or approval for all sales, leases, and new residents. Once parking information is updated, vehicles without parking stickers or visitor passes will receive a notice.

Hilda has stepped down as the Board Director; we will discuss suitable candidates for nomination.

All cameras are now up and running, and we will be adding more shortly. The cameras serve several purposes:

Helping to maintain safety.
Helping to reduce community costs. For example, in February, someone hit the top corner of one of the carports. However, the camera that had previously been set up facing that direction was never connected to an account or the internet, so we did not see who did it and Lake Villas will have to pay for that repair. This camera is now set up and working.
In addition to the above point, furniture has been left around the dumpster near 186. Our waste management company will not pick this up, so we will need to pay someone to do it. The palm tree blocking this camera has now been trimmed.

To help reduce community costs, please report items such as the ones above to the Top Notch portal immediately so we can check the cameras and contact the violators instead of spending community money.

Finally, we have obtained the permits to finish the lakeside stairs of units 144 and 670 and bring them up to code. Work will begin this week.
